DESIGN-BUILD. From qualified design-build entities (“DBEs” or Firm(s)”) to perform design-build services as authorized by Education Code section 17250.60, et seq., for the design-build services required for the construction Employee Housing Project (“Project”). All prospective design-build entities that seek to contract with the District to perform the Project must respond to this RFQ/P. The selected Firm shall perform design and engineering services, (preparation of plans and technical specifications), preconstruction and construction services, installation, programming, field testing, training, and commissioning services (“Services”) at the former Roosevelt Elementary School Site District site(s) (“Site”) for the District’s employee workforce housing project. The employee workforce housing development will be comprised of two-story or three-story buildings with a total of 110 rental units to be made available to District staff. The Project will include a mix of one-, two-, three-, and four-bedroom units, totaling approx. 125,000 SF of gross residential building area, and approx. 170,000 SF of total gross building area including standalone garages and an amenity building. The District has completed the schematic design (entitlement plan set) for the project.
