Exterior Scope of Work: 1. Cleaning and Painting: Pressure wash and paint the entire exterior of the building, including all exterior doors. 2. Roofing Installation: Install lathing and 16-gauge metal roofing over the existing shingle roof system. 3. Roof Trim: Install all required metal rake, valley, and ridge trim to ensure a complete and weatherproof finish. 4. Column Repairs: Repair all damaged or deteriorated exterior columns and repaint to match existing finishes. 5. Gutters and Downspouts: Remove and replace all existing gutters and downspouts. 6. Fascia and Soffit: Inspect all fascia and soffit components and replace or repair as necessary. Interior Scope of Work: 1. Flooring Replacement: Demolish both layers of existing VCT tile and install new glue-down LVT flooring (Mohawk brand or approved equivalent). 2. Flooring Samples: Provide flooring product samples for Owner’s selection and approval. 3. Base Installation: Install new 4" vinyl base throughout (color to be selected by Owner). 4.
