Rehabilitate building facade/replace roof-optometry. The Project consists of repairs and restoration of the building envelope, repair and rehabilitation of existing roofing systems, and selected ground-floor renovations. Facade Rehabilitation - The building is constructed with a pre-war steel frame structure and exterior walls consisting of limestone, bonded brick masonry, terra cotta, granite, and related architectural elements. Existing window systems include aluminum casement windows and steel-framed double-hung windows. The facade rehabilitation work includes, masonry repair and restoration; parapet wall repairs and selective reconstruction and replacement of deteriorated limestone, terra cotta, granite, and brick masonry components, repair of cracks and deteriorated joints; cleaning, sealing, and waterproofing of facade surfaces; replacement of selected railings and balustrade; repair and restoration of terracotta cornices and associated structural support systems; and other building envelope repairs required to restore the exterior facade. Existing masonry parapets along the north and south elevations meet or exceed the current 42" code height requirement and will require varying levels of repair and selective replacement. Roof Repair and Recovery system - the repair and restoration of an existing built-up roofing (BUR) system more than twenty (20) years old experiencing deterioration and ongoing water infiltration and leaks impacting occupied interior spaces on the 18th floor. The extent of roofing work includes assembly components such as roof membrane materials, insulation, drains, flashings, waterproofing systems, and related appurtenances at the main roof above the 18th floor and on the east and west 6th floor setback (areaway) roofs and includes installing a waterproofing roof recovery system. The total roof area is 11,200 SF. The roof contains multiple penthouses, extensive mechanical equipment, dunnage, and roof-mounted structures that will require coordination and protection throughout construction. Roof access is provided through multiple stairways and rooftop access doors. Ground Floor Renovation - At grade level, the Project includes the gut renovation of an existing space for conversion into a bicycle storage room. Scope of work includes demolition of existing glass door and storefront; infill of existing glazed openings with masonry construction and finished stone to match adjacent historic conditions; restoration of the affected exterior wall to its original architectural appearance; and related interior architectural and building system.

Reconfiguration of the roof profile with a new standing seam metal roof assembly, including gutter and downspouts system, accessory metal work, and other work as necessary for a complete weather-tight system. Ball State University is soliciting bids for Phase 9 of its ongoing Bracken Library Masonry and Roof Repairs project on the Muncie, Indiana campus, governed by Indiana Public Works statutes for projects over $150,000. The scope of work includes installation of an SBS Modified Bitumen Roofing membrane, a sheet metal coping cap, masonry and sealant repairs, and related work, with an estimated construction cost of $1,000,000 and a substantial completion target of November 1, 2026. Bid documents will be available electronically beginning Friday, July 24, 2026, by submitting the Public Works Bid Document Request Form to BSU Purchasing Services.
