Water Intrusion Assessment and Mitigation With Full Contractor Services (Request for Proposal)
To provide water intrusion assessment and mitigation with full contractor services.
Description: Install a new curtain wall system at the northwest corner of the elevator shaft to prevent rainwater from seeping in through the door sills. Install a pump system in the elevator pit to automatically remove water when detected. Other planned repairs include roof work, both interior and exterior panel replacements for the elevator shaft, waterproofing, installing a pedestrian cable barrier, relocating CCTV camera, lights and artwork, and painting. Major subcontracting opportunities include: Structural steel and precast concrete ; glass and glazing; roofing; siding; drywall and insulation; electrical and other wiring installation; other building finishing; plumbing, heating and air-conditioning; painting and wall covering; and all other specialty trade contractors.

Work consists of Dayroom Curtain Wall Water Intrusion. Perform leak investigation and water testing at designated window/wall assemblies; Remove failed backer rod and sealant and install new joint sealant per DOC requirements; Install new stainless steel flashing, fluid-applied waterproofing, and associated components at sill and jamb locations; Remove and reinstall electrical equipment, outlet shrouds, call boxes, and cameras as needed for exterior repairs; Remove and replace exterior concrete panels as necessary to re-establish proper drainage; Replace damaged spandrel glass or insulated metal infill panels at window assemblies; Perform interior dayroom repairs including drywall, paint, and finish restoration as needed.

Provide water valve leak mitigation. When performing maintenance on a pure water fluid system, valves are commonly used for work area isolation. Valves that have been in-service can leak past their seats. See attached file.
