CMAR for Expansion and Renovation of the Community Activity Center RFP

Description: The Town of Flower Mound is soliciting Construction Manager-at-Risk (CMAR) services for expansion and renovation of the Community Activity Center at 1200 Gerault Road in Flower Mound, Texas. The stated scope covers renovation of approximately 34,400 square feet of the existing facility, addition of approximately 55,000 square feet of indoor recreation space including an indoor commercial swimming pool and party room, and approximately 7,500 square feet of new outdoor patio, restrooms, and concessions areas. Requested CMAR services include cost estimating, scheduling, constructability reviews, GMP-process management, subcontractor bidding, project management, phased warranty turnover, and closeout, with an anticipated budget of approximately $32 million and construction expected to start in Fall 2027 with substantial completion in Spring/Summer 2029.
