City of Warwick - Purchase of Aldrich School

Description: The project involves the acquisition and development of the former Aldrich School property comprising 4.72± acres (205,546.5± sq. ft.) of land under one of three preferred options: preservation and reuse of the existing building, A-7 zone "by-right" conventional single-family subdivision layout, or Planned Development Residential (PDR) condominium overlay layout at an equivalent density of 12 units per acre. Non-residential uses are prohibited. Bidders proposing development layouts must submit scaled conceptual development sketches aligning access roads or driveways with the intersection to Walmart to optimize traffic flow along Relph Street. The scope includes optional asbestos/hazardous material abatement and razing of the existing structure down through the slabs and supporting foundations, backfilling exclusions, rough grading using existing site materials, and standard site restoration in accordance with municipal development guidelines.
