The project generally consists of selective demolition and renovation of existing laboratory spaces, relocation and reuse of existing laboratory equipment and casework, and build-out of laboratory space within the Science & Technology Building. Work will occur within existing occupied University facilities and shall be coordinated to minimize disruption to University operations.
The scope generally includes, but is not necessarily limited to, selective demolition; disassembly, protection, transportation, modification, and reinstallation of existing steel laboratory casework; removal, transportation, modification, and reinstallation of existing laboratory countertops; relocation and installation of existing fume hoods; installation and modification of laboratory sinks, utilities, acid waste, domestic water, reverse-osmosis water, compressed air, natural gas and associated plumbing; HVAC and laboratory exhaust modifications; laboratory airflow controls; electrical distribution, receptacles and laboratory power; new and modified lighting; data and security work; fire-protection modifications; architectural finishes; and all other work indicated by the Contract Documents.
The project includes the relocation of four existing fume hoods into Laboratory 1237. The mechanical documents identify four laboratory exhaust valves, LE-3-106, LE-3-108, LE-3-109 and LE-3-111, and require modifications to the existing laboratory exhaust system and installation of laboratory airflow controls.
The Contractor shall carefully protect all equipment, casework, countertops and other materials designated for reuse. Damage resulting from removal, transportation, storage, modification or reinstallation shall be the Contractor's responsibility unless otherwise specifically provided in the Contract Documents.
Because this project involves modifications to existing facilities, field verification of existing conditions is an integral part of the Work. Dimensions, existing utilities, equipment locations and connection requirements shall be verified before fabrication, demolition or installation. The Contract Documents specifically require field verification of existing mechanical, plumbing and electrical conditions and, in certain instances, examination of the existing Geosciences laboratory installations before work proceeds.
Building Automation and Laboratory Controls
The University has contracted with Siemens for the building automation and laboratory controls portion of the project.
The Contractor shall coordinate its mechanical, electrical, laboratory exhaust and other associated work with Siemens. The Contract Documents require Siemens/BAS work associated with the relocated fume hoods and laboratory airflow control system, including fast-acting laboratory controls, exhaust valves, airflow sensing and integration with the existing Building Automation System.
Occupied Campus and Site Conduct
The Science & Technology Building and surrounding University facilities will remain occupied and operational during construction. The Contractor shall plan and execute the Work to minimize disruption to students, faculty, staff, research activities and normal University operations.
Construction personnel shall conduct themselves professionally while on University property. Excessive noise, disruptive behavior, profanity, harassment or inappropriate interaction with students, faculty, staff, visitors or other workers will not be permitted.
The Contractor shall maintain clean and orderly work areas throughout construction. Construction debris shall be removed regularly and shall not be allowed to accumulate. Corridors, exits, access routes and other areas used by University occupants shall remain clean, safe and unobstructed at all times.
Safety
The Contractor shall be responsible for the safety of its employees, subcontractors, University occupants and the public within and adjacent to its work areas and shall comply with applicable safety regulations and the University's site requirements.
The Contractor shall maintain appropriate first-aid supplies at the project site and shall ensure that appropriately trained personnel are available whenever construction personnel are performing Work.
Particular attention shall be given to maintaining safe pedestrian circulation because construction activities will occur at multiple locations within an occupied University facility. Required exits and life-safety systems shall remain operational unless an interruption has been specifically coordinated and approved by the University.
Tobacco-Free Campus
The University of Texas Permian Basin is a tobacco-free campus. Smoking, vaping, electronic cigarettes, smokeless tobacco and other tobacco products are prohibited on University property. The Contractor shall communicate and enforce this requirement with its employees, subcontractors, suppliers and other personnel under its control
Owner-Contractor Responsibility Matrix.
Systech Data shall be employed and paid by the General Contractor for all data work.
Systech Security shall be employed and paid by the General Contractor for all security work.
Siemens shall be employed and paid by the University of Texas of the Permian Basin.
Utility Shutdown: The Contractor shall notify the Architect and Owner’s Rep in writing not less than seven days before requesting a Utility Shutdown. This is an occupied science building with existing lab exhaust, electrical, BAS, plumbing, data, security, and fire-protection systems. Any shutdown affecting occupied areas should require advance written coordination with UTPB, an approved outage window, and restoration/testing before the contractor leaves the site.
(Utility examples but not limited to the following: BAS, water, gas, electricity, data, air-conditioning, heating, building exhaust, compressed air).
