Flat roof replacement (TPO system) and metal roof coating (apparatus bay). Demolition: Perform a full tear-off of the existing flat roof down to the wood decking. Substrate Preparation: Inspect the existing wood decking for damage. Replace damaged decking if necessary. Fasten 1/2" HD (High-Density) cover board over the wood decking according to manufacturer specifications. Membrane Installation: Mechanically fasten a new .060 mil TPO (Thermoplastic Polyolefin) membrane over the newly installed insulation board. Flashings & Penetrations: Install new TPO pipe boots around all plumbing stacks/penetrations. Apply a commercial-grade roof coating over the prepared metal surface to achieve a minimum target thickness of 20 to 30 mils of Dry Film Thickness (DFT).
