Home Rehabilitation Construction 1308 Franklin Street Rehabilitation

Description: The work under this contract consists of the full rehabilitation of a single-family residential property. The project includes, but is not limited to, the repair, replacement, and modernization of interior building systems and finishes restoring the home to a safe, sanitary, and livable condition in compliance with applicable building codes and HOME Program requirements. The interior scope includes demolition of deteriorated or non-compliant materials; repair and/or replacement of framing, drywall, flooring, doors, trim, cabinetry, and interior finishes as needed; replacement and/or repair of interior and exterior windows; and upgrades to mechanical (i.e. HVAC), electrical, and plumbing systems where required. All work shall meet current code standards and ensure the home is fully functional upon completion. The project also includes exterior improvements, including the installation of an ADA-compliant ramp to provide safe and accessible entry to the home. The ramp shall be constructed in accordance with applicable accessibility standards and local building codes, including required slopes, landings, handrails, and durable, weather-resistant materials. Additional exterior improvements include foundation and masonry construction, excavation, installation of new concrete, and concrete block construction, and the replacement of exterior siding.
