Description: The project involves the removal of existing roofing materials down to bare decking and inspecting, repairing, or replacing all damaged framing, trusses, rafters, and fascia. Contractors are required to cover spaced decking with 1/2" exterior grade sheathing material, install a self-adhered roofing underlayment followed by synthetic or 15# felt underlayment, and re-roof using 30-year dimensional Class A fiberglass asphalt shingles. Additionally, the scope includes installing new boots on penetrations, re-flashing valleys and chimneys, closing unused operational vents, installing ridge vents with self-adhered starter shingles and drip rails, clearing debris with a magnetic sweep, and providing a one-year leak-free warranty along with real-time photo documentation during repairs.
