Description: The project involves a residential roof rehabilitation and replacement down to bare decking. Work includes checking and repairing or replacing roof trusses, rafters, rotten/deteriorated decking framing, rafter tails, and fascia, followed by protecting repaired wood and painting exposed elements to match existing colors. Contractors must re-flash all valleys, vents, openings, and chimneys, install new boots around roof penetrations, cover the entire roof decking with self-adhered roofing underlayment plus synthetic or 15# asphalt impregnated felt underlayment, install self-adhered starter shingles, prepare for ridge vents, and re-roof with 30-year dimensional class A fiberglass asphalt shingles (or self-adhering modified bitumen roll roofing where applicable). Real-time photographic proof of progress throughout each step of repair and material delivery must be provided to the inspector.
