Framing and install of pre-welded metal door with 6’ window beside the door to match adjoining office. LVT flooring to be installed with rubber cove base; Sheetrock to be mudded and finished with a primer coat.

Removal of fluorescent lighting and returning to one fixture per room. Removal of fire alarm system including wiring, signs and smoke detectors. New smoke and carbon monoxide combination detectors will be installed per city code and should be hardwired. Remove interior wall and add in approximately 5 walls to form 2 bedrooms with construction of two bedroom closets and one storage closet and linen closet. Replace wiring to make into conforming bedrooms. One exterior door removed and replaced with a window. Dishwasher to be removed and a cabinet base to be installed. Washer and dryer hookups in unit needs to be flipped to the other side of the wall to allow for closet in second bedroom. The bathroom will have toilets removed and add in a bath/shower unit. Removing flooring and carpet replacing with VCT tile throughout entire unit. Upgrading the electrical panel to new including grounding the panel and GFCI breakers for areas with a water source. All plumbing, electrical, and HVAC will be upgraded to meet current code as demolition and rehab of construction is completed and as needed. Front porch to be raised to be a zero entrance, sidewalk made to 36 inches sloped appropriately and curb cut and made into a ramp.
