(ABOA): 12,695 Space Type: Office Surface/Structured Reserved Parking Spaces: 0 Full Term: 17 Years Firm Term: 15 Years Additional Requirements: Offered space must be above ground, contiguous (horizontally and vertically) on one or more floors stacked without being split by a public corridor. Minimum ceiling height must be 9 feet clear. The building offered must accommodate the space requirements included in Pre-solicitation Notice #4TX0983, for 53,129 ABOA SF and associated parking. Block A: 53,129 ABOA SF (4TX0983) Block B: 12,695 ABOA SF (5TX0805) Each individual block of space must be contiguous within the same building Security constraints limit the use of signage, American flags, and symbols that may indicate the presence of a federal agency. The following space configurations will not be considered: extremely long or narrow runs of space irregularly shaped space configurations or other unusual building features adversely affecting usage. Space shall be located in a modern quality Building of sound and substantial construction with a facade of stone, marble, brick, stainless steel, aluminum or other permanent materials in good condition and acceptable to the GSA Lease Contracting Officer. If not a new Building, the Space offered shall be in a Building that has undergone, or will complete by occupancy, modernization or adaptive reuse for the Space with modern conveniences. Other typical and special requirements as called for in the Request for Lease Proposal package. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required.
