The Comprehensive Plan for the City of South Miami acts as a foundational roadmap for the city's long-term development. The plan aims to maintain and improve neighborhoods, preserve historic features, ensure adequate public facilities, achieve a robust tax base, revitalize redevelopment areas, provide sound and affordable housing, enhance the natural environment, and foster effective intergovernmental collaboration to support sustainable growth and quality of life.

The board reviewed several requests, including a new construction preliminary for Davis Gardens, an exterior renovation for Brewski's, a new construction two-story addition, a new construction revision, and signage installation for Innovative Cancer Institute. Discussions included paint colors, parking spaces, driveway dimensions, and signage cohesion. The board also discussed the issue of applicants that make revisions to the proposed item and then come before the Board for approval and that this needs to be stopped.

The meeting addressed several requests, including the installation of a physical barrier, signage installation for ROK BRGR, exterior renovation for South Miami Plaza, exterior painting, and signage installation for the Business & Community Service Facility. Discussions involved fence colors, tree removal permits, sidewalk repairs, sign revisions, paint finishes, and the potential need for an additional directory sign. One item was deferred due to the applicant's absence.

The meeting included discussion regarding new construction requests for properties located at 6150 SW 80 Street and 5761 SW 82 Street. The board also discussed the possibility of staff members filling in for board members to maintain quorum.

The meeting addressed a special use application for an animal hospital/veterinarian at 6394-6396 S. Dixie Highway, including discussions on building expansion and compliance with zoning regulations. Concerns were raised regarding the property's frontage and its compliance with the GR zoning district. Additionally, the board discussed an ordinance amending the Land Development Code, specifically focusing on the definition of "Story" and maximum building height in the Hometown District Overlay Ordinance and Transit-Oriented Development District. Concerns were expressed about potential unintended consequences related to loading vehicles and building heights.
