Construct tenant improvements to existing City Light offices on floors 28, 30, 32, 33, 34, 35, and 36. Fully remodel floor 28, approx. 20,000 SF, and construct minor tenant improvements on all other floors. Tenant improvements include: Demolition of some existing partitions, doors, finishes, ceilings, mechanical, electrical, plumbing, and fire suppression system elements; new partitions, doors, hardware, glazing, flooring, casework, finishes, lighting controls, revisions/new portions of ceilings, fixtures, mechanical, electrical, plumbing, fire suppression, and fire alarm work; coordination with owner vendor for security, data, and furniture systems; and relocation of some mechanical system elements. Alternate No. 1: Additional cooling at work cafe and large conference room. Alternate No. 2: Sound masking. Alternate No. 3 (deductive): Demountable partitions in lieu of gyp board and glass partitions. Alternate No. 4: AR1/AR2 fixtures in lieu of CS2. Alternate No. 5: Relocate and raise heights of existing ADA toilets.
