Masonry Building 4A Regent Park Revitalization, Phase 4

Description: This Request for Proposals (RFP) is an invitation by the Toronto Community Housing Corporation (TCHC) for qualified Contractor to submit proposals for masonry work in Phase 4 of the Regent Park revitalization project as further described in Appendix B: Scope of Work. TCHC is a corporation wholly owned by the City of Toronto. It is the largest social housing provider in Canada and the second largest in North America. TCHC’s active revitalization projects also make it the second largest residential developer in Canada. TCHC is tasked with providing affordable housing and social support for some of Toronto’s most vulnerable citizens. It is home to about 60,000 low- and moderate income households in more than 2,100 high-, mid-, and low-rise buildings. TCHC employs over 1,600 people working in three main offices and in the field. TCHC’s core business is to provide clean, safe, well-maintained, affordable homes for tenants. Through collaboration and with tenants’ needs at the forefront, we connect tenants to services, supports, and opportunities, and help to foster great neighbourhoods where people can thrive. We procure services and goods from third parties to maintain and improve our buildings and support our mandate. Please visit www.torontohousing.ca to learn more. Regent Park is located in downtown Toronto, bounded by Parliament, Gerrard, River and Shuter Streets. The revitalization project began in about 2006 and is divided into five Phases. For Phases 1, 2, and 3 of the revitalization project TCHC partnered with the Daniels Corporation, and Daniels CM acted as TCHC’s Construction Manager for the construction of new municipal services, roadways, and buildings. TCHC’s new development partner for Phases 4 and 5 is Tridel Builders Inc. (Tridel) with Tridel’s subsidiary, Deltera, acting as TCHC’s Construction Manager. The revitalization of Regent Park includes demolishing and replacing the social housing buildings constructed in the late 1940s and early 1950s, but the project is about more than just housing. New rental buildings stand side-by-side with market condominium buildings all located on a new street grid that is reconnecting the neighbourhood with the city. The project is transforming the neighbourhood from an area with a single landlord (TCHC) to a typical Toronto community with many different stakeholders: home owners, people living in rental housing, new businesses and services, community groups, schools, and parks. Regent Park is now a place for employment, educational opportunities, a destination for arts and culture, and recreational activities as much as it is a place to call home. Tridel and TCHC have made commitments to Regent Park residents that broadly fall into two categories: (1) to construct quality housing in a beautiful, animated, and well-functioning urban environment; and (2) to develop a robust and inclusive social and economic development plan that results in long-lasting social and economic institutions and opportunities.
