LA Engineering Services (Request for Proposals)

Description: 1. Operate building mechanical systems, including boilers, pumps, valves, hvac equipment, refrigeration equipment, compressors, condensers, evaporators, and associated piping and controls. 2. Perform preventive maintenance and inspections on hvac, plumbing, electrical and mechanical systems. 3. Troubleshoot and repair equipment when building systems malfunction. 4. Operate and monitor the building management/automation system (bms/bas) and make appropriate operational adjustments. 5. Respond to alarms, service calls and emergencies, including after-hours situations when assigned. 6. Perform refrigeration work within the scope allowed by the engineer's epa 608 certification. 7. Maintain boilers and steam systems, particularly where the engineer possesses the required city of los angeles steam license. 8. Perform minor electrical, plumbing, mechanical, carpentry and related building repairs associated with facility operation. 9. Maintain maintenance logs, work orders, equipment histories and operating records. 10. Conduct equipment rounds and safety inspections and identify abnormal operating conditions. 11. Assist with vendor/contractor coordination, including escorting contractors and providing technical information regarding building equipment. 12. Support capital projects, equipment replacements and renovations by providing building- engineering knowledge. 13. Follow applicable osha, building-code, environmental, local 501/boma and facility safety requirements.
