Work consists of the complete tear-off and removal of approximately 30,000 square feet of the existing 4-ply built-up roofing system and rigid insulation down to the exposed structural deck, installation of a new roofing system including roof walkways, new guardrails at roof edges, and new roof access ladders, new metal coping, cap flashing, edge metal, and all associated waterproofing components, including roof membrane, flashing, sealants at roof penetrations, roof terminations, and required roof accessories. The contractor shall coordinate with all MEP trades for the disconnection, protection, and reinstatement of rooftop mechanical, electrical, and plumbing equipment. The scope also includes removing and reinstalling approximately 964 linear feet of existing bird control spikes located at the roof perimeter. The contractor is responsible for lifting and relocating HVAC equipment to complete the roof replacement.
