Envelope Renovations at Sandpiper East, Buildings 12, 22 & 28

Description: Contract for removal and replacement of select exterior building components of buildings 12, 22, and 28. Each building has its own bid set drawings for details. Key requirements include a good faith asbestos inspection and testing to comply with rcw 49. 26. 013. Excavation is required to install continuous waterproofing and rigid insulation at below-grade concrete walls. Additional tasks include removing and replacing bathroom vents to meet code, installing 1" rigid insulation on building surfaces, adding 2" rigid insulation at the foundation, installing new 6' tall aluminum horizontal slat privacy patio fencing, and replacing all downspouts. Interior protections must be set up, and surface-mounted electrical lines must be rerouted into wall cavities. Field painting covers fiber cement siding, trim, doors, eaves, and handrails.
