One addition will be constructed adjacent to the existing office area, while the second will expand the existing vehicular garage on the west side of the building. The Office space will include a mix of private and open offices, a conference room, locker rooms, restrooms, and a small testing room. Vertical circulation will be provided by a stairway and a limited use/limited application (LULA) elevator. Construction will be Type II-B, consisting of masonry bearing walls with interior steel columns and framing. The second floor will be constructed with metal decking and a concrete topping slab. The exterior façade will feature decorative masonry with cast stone accents, along with metal panel elements on the south elevation. The work will include the mechanical, electrical and plumbing systems for the addition. The existing office building has an existing Automatic Fire Protection System in place. The second addition will be located on the west side of the existing vehicular garage, which is currently a 94,000 SF steel-framed structure with precast wall panels. The new addition will measure approx 40' by 180 feet (12,000 SF). The occupancy classification for this space will include both Storage (S-1) and Factory/Industrial (F-1) uses. This addition will match the height and structural characteristics of the existing garage and will also be classified as Type II-B construction. The structure will consist of precast tilt-up concrete wall panels and long-span steel trusses and will include the mechanical, electrical and plumbing systems for the addition.
