Duluth Housing And Redevelopment Authority
The HRA is seeking to replace aging mechanical elements within two apartment buildings. King Manor and Tri Towers (now known as North Pointe Apartments). The King Manor project consists of the in kind replacement and renewal of existing mechanical and plumbing systems to address age related deterioration and restore original performance. Work includes replacement of two existing air handling units, an existing 50 ton air cooled chiller, associated hydronic pumps, valves, digital controls, smoke sensing devices, and approximately 280 LF of deteriorated chilled water piping along existing routes. Fan coil units will be installed as necessary to restore original heating and cooling performance within areas previously served by the building’s systems, without changes to space use or configuration. Plumbing work includes the replacement of all existing above ground sanitary and vent piping and domestic water supply stop valves at existing fixtures. Limited architectural removals required for access shall be fully restored to original configurations, fire resistance ratings, and weather tight conditions. The Tri Towers project consists of the in kind replacement and renewal of existing plumbing systems to address age related deterioration and maintain reliable operation. Work includes replacement of all existing above ground sanitary drain and vent piping with PVC, excluding previously updated kitchen stacks, and replacement of domestic hot and cold-water supply stop valves at existing fixtures. Existing toilet and sink fixtures will be re-installed at current locations without changes to plumbing layouts, fixture counts, or room configurations. All disturbed wall assemblies shall be patched and restored to match existing adjacent finishes.
