The commission discussed the proposed zoning ordinance, specifically focusing on concerns raised by the Richfield Station Homeowners Association regarding the preservation of a 200-acre forested property. Key discussion points included the current Resource Conservation zoning, the request to clearly demarcate the Forest Interior Dwelling Species habitat area on the official zoning map, and the potential for future zoning amendments to create pathways for development. Additionally, a new commissioner was formally introduced.
The meeting included public hearings on three proposed ordinances. Ordinance O-26-15 addressed updates to zoning regulations for Accessory Dwelling Units to ensure compliance with state laws, incorporating adjustments for parking and water and sewer allocations. Ordinance O-26-16 proposed amendments to urban forest regulations to streamline the permitting process for tree removals on private property. Ordinance O-26-17 discussed modifications to home occupation regulations, specifically involving the removal of the word "regulated" regarding the sale of items incidental to the services offered on the premises.
The work session focused on interviewing and vetting candidates for vacant positions on the Board of Appeals and the Planning Commission. Additionally, the Council held a detailed discussion on a proposed sign ordinance. This discussion covered the need to modernize regulations regarding illumination technologies, address existing non-compliant signs, and establish clearer permitting guidelines to ensure aesthetic consistency and public safety.
