The Planning Board held a public hearing regarding a preliminary and final site plan for The Valley Hospital, Inc. at 301 Godwin Avenue. The discussion centered on the proposed demolition of an existing building and construction of a new medical office facility. Key issues included the need for parking variances, site grading, traffic flow concerns, the placement of driveways on Godwin Avenue and Post Street, signage plans, landscaping, and the absence of a backup generator. Experts from the applicant presented architectural and traffic assessment reports. The Board and members of the public raised significant questions regarding traffic safety, pedestrian concerns, parking adequacy, and the methodology of the provided traffic assessment. The hearing was ultimately carried to a future meeting date.
The board discussed a zoning certificate application for an auto body shop, determining the applicant must return with a formal Application for Development for an amended site plan. Additionally, the board reviewed and approved a zoning certificate for an appointment-only fitness studio, Bison Fitness LLC, noting there would be no impacts to parking.
The board conducted the appointment of Mark Divak as a Zoning Board Member. Additionally, a resolution was approved regarding the property located at 521 Godwin Avenue, Block 38, Lot 10 for Joseph Intagliata.
