The commission conducted public hearings regarding several zoning map amendments. These included the assignment of city zoning to a property on Randolph Road for an existing water tower, a conditional zoning map amendment for a multi-family development at Irene Avenue and McLain Road, a conditional zoning map amendment for single-family homes on Midlake Avenue, and the rezoning of a property on Davidson Highway for the continued use of an animal hospital. Discussions involved infrastructure requirements, site accessibility, zoning designations, and adherence to the comprehensive plan.

The Board of Adjustment meeting addressed two quasi-judicial hearings regarding Special Use Permits (SUPs). The first case considered a request for an SUP to permit a boarding house use in an existing single-family dwelling at 403 E. 27th Street, which requires approval in the Residential 8 (R8) zoning district. The second case involved considering an SUP request for a multifamily dwelling development on approximately 3.44± acres zoned Office-Institutional (O-I) at 2350 Concord Lake Road. Notices were distributed to abutting property owners for both evidentiary hearings in accordance with the Kannapolis Development Ordinance.

The Board of Adjustment meeting included discussions and potential actions regarding two cases. The first case, BOA-2025-08, involved a request for a Special Use Permit for a self-service storage facility on Davidson Highway, including reviewing findings of fact and considering conditions for approval. The second case, BOA-2025-09, concerned a Certificate of Nonconformity Adjustment for a sign at Oak Avenue Mall Dr., where the board assessed criteria related to noise, traffic, property values, and aesthetics to determine whether to approve the adjustment.

The Kannapolis Safety Action Plan is a collaborative effort aimed at reducing and preventing transportation-related fatalities and serious injuries within the City of Kannapolis. The plan identifies high-impact crash locations, develops specific countermeasures, and outlines strategies for funding and implementation. Key focus areas include improving sight distance, reducing left-turn crashes, and mitigating rear-end collisions. The overarching vision is to achieve zero transportation-related fatalities or serious injuries by the year 2050.

The Planning & Zoning Commission meeting on November 18, 2025, included a public hearing to consider rezoning properties on Leonard Avenue from General Commercial to Mixed-Use Neighborhood. The purpose of this change is to allow for residential use. Also, the commission held a public hearing regarding an amendment to the previously approved rezoning conditions for property on Davidson Highway, which would allow for a specialized vehicle repair facility. The commission also considered a recommendation to City Council for an amendment to the Kannapolis Development Ordinance regarding allowing a drive-through facility as an accessory use in the Center City zoning district with the approval of a Special Use Permit.
