Oak Island Town Council Regular Meeting
The meeting included a welcome for the new town manager and a public hearing regarding the rezoning of town-owned properties on Ocean Drive. The council voted to deny a proposal to rezone the pier and event center to Commercial Business, directing staff to instead collaborate with the planning board on creating a custom zoning district that would better protect the assets. Additionally, a representative from the Environmental Advisory Committee provided an update on recent environmental initiatives and requested formal approval for a new coastal butterfly garden project funded by a grant.

The board discussed the future use of the 801 Event Center and pier complex, evaluating potential zoning strategies such as conditional zoning or the creation of a new district to provide town council with flexibility for future development. Deliberations included the technical requirements of master plans, the implications of ground leases, and how different regulatory approaches might allow for controlled expansion of permitted uses. Additionally, the board addressed the specific status of the commercial pier and how its potential inclusion or exclusion from zoning districts impacts property development options.
