The meeting primarily focused on a proposed zoning map amendment for properties along the Old Greenville Highway corridor. The commission reviewed several parcels to align current zoning with the future land use map, specifically debating the merits of CP-1, CP-2, and RM-1 designations. Key considerations included potential impacts on residential neighborhoods, the feasibility of future commercial use, and the restriction of specific uses like drive-thru restaurants. A public comment session was held where residents raised questions regarding a proposed roundabout and specific parcel zoning concerns.
The board evaluated an application regarding the installation of string lights and wall-mounted heaters at 391 College Avenue. The board ultimately denied the request for string lights due to concerns regarding aesthetics and compliance with architectural guidelines, but granted approval for the installation of the wall-mounted heaters, contingent upon the project passing all necessary code and safety inspections.
The work session focused on a proposed affordable housing development project. Discussions centered on the site layout for a 23-unit townhome complex, addressing challenges such as density, fire safety access, and parking requirements. Presentations covered the financial model, which leverages federal grant funding, and explored target Area Median Income (AMI) levels to ensure the housing remains accessible to the local workforce.
