The commission conducted an informal review of a proposed mixed-use project located at 819 Ridge Rd. The concept features two commercial units on the ground floor and two residential units on each of the three floors above. The commission provided feedback to the property owner regarding the proposal, and no formal votes were taken as the owner intends to adjust the plan.

The Commission addressed several agenda items, including a consent agenda for conforming signs at 1120 Central Avenue, 405 1/2 Linden Avenue, and 350 Linden Avenue. The meeting also included cases for awning replacement, exterior modifications, and sign variations at locations such as 1120 Central Avenue, 2601 Old Glenview Road, 418 Ridge Road, 3232 Lake Avenue, and 1500 Sheridan Road. Furthermore, preliminary reviews were conducted for development and directory signage at Edens Plaza and rooftop screening at Plaza del Lago.

The board discussed several items including the approval of temporary use permits, various zoning board of appeals reports, and contract authorizations. Reports from officers covered the commemoration of community contributors, the swearing-in of a police sergeant, and designations for awareness months. Standing committee reports focused on economic development updates, business vacancy rates, quarterly financial reports, and an update on the police department's co-responder program for mental health crises.

The commission held public hearings and discussed several land use matters. A request for a three-lot subdivision at 2645 Lake Avenue was approved, following discussion regarding site drainage and tree preservation protocols. The commission also approved a re-subdivision and lot consolidation for Howard Park to facilitate the construction of a new police station. Additionally, the commission received updates on the Village's long-range Historic Preservation and Housing plans and conducted an informal review of a proposed mixed-use development at 819 Ridge Road, which included a presentation on traffic and parking impacts.

The Commission reviewed and approved various applications including awning replacements, sign installations, and exterior modifications for properties such as Chuck Wagon, Third Coast Mahjong, Wayfarer Pathways, 2601 Old Glenview Road, and 418 Ridge Road. The Commission also conducted preliminary reviews for development and directory signage at Edens Plaza and rooftop screening for Building D at Plaza del Lago. Additionally, the Commission discussed a text amendment for the Edens Plaza Local Sign Ordinance and noted the passing of a former Commissioner.
