Board Of Adjustments Special Meeting
The meeting included a presentation from the city attorney regarding the high standards required for granting variances, specifically the necessity of proving unnecessary hardship and unique circumstances peculiar to the land. The board subsequently deliberated on a request for a variance to reduce the required driveway setback from 20 feet to 10 feet for a proposed detached garage. Key discussion topics centered on the potential safety concerns of having a reduced driveway length for vehicles backing out into an alley, with members exploring potential alternative garage configurations to mitigate these risks.

The board addressed two primary agenda items. First, a variance request for an accessory building at 815 Belmont Road was considered; concerns regarding alley access safety and setback requirements led the board to table the item for further review. Second, a proposal for impervious surface area coverage and front yard setback requirements for a new home construction at 1502 6th Avenue North was reviewed. The board requested that the applicant submit formal plans for the next meeting to address neighbor objections concerning lot size and potential impacts on neighborhood character.

City of Grand Forks City Council Staff Report
The City Council reviewed the Renaissance Zone project application GF-91 for Oxford Two, LLC. The project involves the construction of a townhome-style residential six-plex at 2105 Library Circle. The approval would make the project eligible for an eight-year state income tax exemption and an eight-year property tax exemption on the value added by the improvements. Staff recommended approval contingent upon the receipt of a certificate of good standing from the North Dakota Tax Commissioner's Office.
