The Planning Commission meeting included consideration of the sketch plan application LD 25-03 for the redevelopment of 1990 York Road into an Altomonte's Italian Market. The applicant detailed plans for a smaller version of their Doylestown location, focusing on retail space for specialty Italian groceries and counter-service food. Key considerations raised by the commission included compliance with Corridor Overlay District façade requirements, adequate parking, lighting, and buffers. The applicant indicated that relief from buffer and woodland disturbance requirements would likely be sought, while most other review letter items would be addressed. The commission recommended the applicant prepare a concept plan and rendering for the Board of Supervisors.

The budget and fiscal plan includes details for the General Fund, Firehouse and Equipment Fund, Road Machinery Fund, Capital Projects Fund, Highway Aid Fund, and Parks and Recreation Fund. Key discussion topics include real property taxes, local tax enabling act taxes, business licenses/permits, fines, interest earnings, rent and royalties, state shared revenues, local government units capital, general government, public safety, electric systems, contracted services revenue, contribution-developer, proceeds general fixed assets, and cash balance forward.

The meeting included a review of the conditional use application for Wild Ginger, focusing on the proposed relocation of an Asian fusion restaurant and its connection to public water and sewer, which requires crossing a riparian corridor. Discussions covered compliance with a review letter, reduction of impervious surfaces, parking requirements, and the potential for a trail connection to Deer Run. The commission also welcomed a new member and noted the return of the Commission Solicitor and Township Engineer.

The committee discussed the new allocation for the Non-Uniform Pension Portfolio, which was changed to 65/35, with an assumed interest rate of 6.5 percent. The Police Pension Portfolio remains at 70/30, with an assumed interest rate of 7 percent. The OPEB Pension Portfolio remains at 50/50, with an assumed interest rate of 6 percent. CBIZ took advantage of a market opportunity to sell bonds and buy stocks, and will continue to rebalance the portfolios as needed to help with market volatility.

The meeting included discussions regarding the Warwick Township Baseball Association's request for advertisement of sponsors on outfield fences at Guinea Lane, the Recreation Station project update, and concerns about unwanted activity in Hidden Pond Park. The board was in favor of allowing the signs with the caveat that a program/policy be put in place before any signs are placed. The project includes a layer of stone throughout the whole area to help with drainage and then the installation of certified wood chip mulch would be installed. There was also a discussion about the possibility of putting up cameras in the park and partnering with the Ben Wilson Senior Center for an event in 2026.
