Alabama Real Estate Commission

The Commission meeting included a legislative update from the CEO of the Alabama Association of REALTORS® concerning seller impersonation/title fraud mitigation efforts. The Executive Director's report covered recent licensee training events, onboarding of a new administrative assistant in the Legal Division, finalization of a roof project, a positive update on Commission finances with no Recovery Fund payouts, current license statistics, and educational audits conducted. Legal Division activity for the first quarter of FY2026 was reviewed, detailing complaint statistics, licensure actions, and fines collected. A 'Coffee with the Commission' session discussed 2026 license renewals. Hearings were held regarding an application for a Real Estate Temporary Salesperson License, which was approved, and disciplinary actions against licensees for violations including dishonest dealing, untrustworthiness, and failure to notify the Commission of arrests or sentencing. Fines and/or license suspensions were imposed in several cases. A request for rehearing was denied. The Commission subsequently moved into executive session to deliberate on the docket cases and later returned to open session.

Discussions covered the approval of an updated Risk Management course, which is scheduled to become effective on October 1, 2026. The Commission also adopted four new and amended rules concerning Distance Education Courses and Agency/Brokerage Disclosure, effective February 14, 2026. The Executive Director's report highlighted a 'Coffee with the Commission' event focused on advertising requirements and a year-end update from the Legal Division. A significant portion of the meeting involved numerous hearings concerning license applications, eligibility determinations, hardship requests, and enforcement actions against various entities and individuals for alleged violations of the Code of Alabama, resulting in findings of guilt, denials of applications, imposition of fines, and requirements for continuing education. The Commission also accepted several Consent Decrees and confirmed the date for the next meeting in January 2026 and February 2026.

The meeting included a public hearing on proposed rule amendments related to distance education courses, agency/brokerage services disclosure, agency disclosure office policy, estimated closing statements, and advertising teams. The commissioners reviewed and accepted the revised 2026 proposed meeting dates and approved the proposed Fiscal Year 2027 budget. Additionally, a resolution honoring former Commissioner Cerita Tucker Smith was read and approved. The executive director's report included updates on the Commission building's roof repairs, end-of-fiscal-year processing, license statistics, education licenses, company audits, and upcoming events. Several hearings were conducted regarding alleged violations.

The board addressed multiple hearings and cases, including those of Ryan Gravois, Vincent Alonzo, Amanda Marie Trehern, Stacy Foard, Entrekin Brothers Homes LLC and David L. Entrekin, Laurie McGuire, Lakia (Kia) Scott, Krystal Analyssa Clemons, Demara Lee Lampkin, Charles Christopher Bolen, Courtney Phelion, Tiffanie B. Evans, Jessica Leigh Johnson, Fane Chancel Dacosta Sr., and Erica Nicole Wingfield. Additionally, several cases were moved to consent decrees.

The meeting focused on ideas for the rebuilding of Cordova, including a multi-purpose park with walking trails, athletic fields, a stocked fishing pond, and an amphitheater. There was discussion around the need for industries and jobs, bringing back the historic P town, and repairing homes.
