Provide general contractor services to construct tenant improvements. Reclaim Tenant Improvements to include minor modifications to the existing two-story wood frame building at first and second levels to better accommodate their program, including separate emergency weather shelter spaces for women and men on the second floor, addition of a wheelchair lift to provide accessibility to the second floor, a new accessible shower room for shelter guests, and select reconfigured spaces, as well as selective exterior improvements. Scope includes select Design/Build MEP upgrades, primarily including replacement of existing natural gas fired rooftop HVAC RTU equipment with new electric VRF system w/ new rooftop DOAS units and
related multizone system upgrades per schematic plans. Also, new gas fired tankless water heater to replace the existing electric tank style water heater, installation of a new range hood in the existing kitchen and new exhaust ducting to roof (hood itself is by owner), bath fan replacements, (1) new washer/dryer stack with hookups, exhaust ducting, and electrical. (Equipment by Owner / Install by GC). New finishes at affected spaces per plans and as required to install all systems. Modifications to existing HVAC ductwork to be made as necessary to avoid new wheel chair lift, with ceiling repairs and paint. Exterior improvements to include new windows, exterior paint, new parapet flashing, a new roof hatch, and new roof flashing and membrane transitions as needed due to HVAC work and new hatch. New waterproof roof flashings and membranes to transition to existing roofing membrane at new hatch and at modifications to existing ducted system, and new roof penetrations for new dryer and rangehood fan exhaust ducting. Existing roof membrane to remain.
