Summary
In general, the work consists of: Approx. 6,000 SF Roof Replacement - Remove and dispose of existing ballast (or arrange in wind rows for reuse if suitable), EPDM membrane, wet insulation, coping, deteriorated nailers, and all flashings. Temporarily displace and reset rooftop equipment as needed. Selective substrate prep: remove wet insulation (presume 10% for base bid; provide unit cost for additional removal/replacement). Inspect and repair/replace metal deck at wet areas as required. Install polyiso insulation over existing layers to achieve average R-30: Provide saddles/crickets to direct drainage to through-wall scuppers. Install loose-laid 60-mil non-reinforced black EPDM membrane with slip sheet (if required) and ballast, secured per manufacturer, code/industry standards. Provide minimum 8" flashing height at all vertical surfaces. Manufacturer's 20-year NDL / 72 mph warranty and 5- year contractor warranty from completion. Install new wood nailers at edges and curbs as required. Provide new ANSI/SPRI ES-1 and RP-4 compliant perimeter metal edge and coping. Install new through-wall scuppers and downspouts using existing discharge configuration. Remove abandoned rooftop components. Extend curbs, pipes, vents, and equipment as required. In Roof Area A, demo existing fixed wall ladder and install new code/OSHA49 compliant ladder with platform, fall arrest, and lockable gate.
