Install new 1 1/2" galvanized pipes railings to front (west) concrete service steps include galvanize flange and concrete fasteners. Remove and replace front (west) negatively pitched section adjacent to street walk, concrete service steps (4 rise), start from top of service walk (3) sections. Remove and replace 2 sections concrete walk and concrete a step leading to rear parking area. see attached file.

Work includes repair the damaged front upper corners of the front concrete stoop. Repaired areas to be steel re-enforced and formed into place. Clean out and repair the expansion joints where the stairs meet the main home. Install new backer rod and flexible masonry sealant. Prep, prime with rust inhibiting primer and finish paint the existing metal railings on the front stairs. Color and sheen per owner. Apply new top soil to the entire east exterior wall to create a positive pitch away from the foundation. Apply top soil on the north wall in low areas at the exisiting downspouts and the nw corner. Reseed these areas with grass seed and straw. See attached file.
