Summary
Project consists of demolition of existing restrooms and construction of new single user toilet rooms, companion care / family restrooms, and a lactation room. Work also includes a new access door to adjacent art
containing space, new accessible ramps and entrance to egress corridor, and a new security closet and janitor’s closet. There will be a new four (4)-pipe fan coil unit for the security closet. The project will also include a new automated sprinkler system throughout. On the Intermediate Basement Level (EB-I), work includes the replacement of an existing AHU with a new 8,000 cfm closed coil AHU in the same location. Note the requirements to provide temporary AHU to provide spaces outside of the area of work that would be affected by the outage. It also includes demolition of existing offices, studio, and photography space and construction of new AV offices and staging area / workshop, new Production Studio filming studio, control booth, sound recording booth, and workshop.
Temporary Partitions, staging and phasing should consider public and staff access to egress and paths of circulation. On the Concourse Level, protection of existing artwork (located in 16A & B) should be maintained throughout construction. The SC-1 Corridor is an emergency egress path for the public. Access to EF-1 and Stair 5 should be maintained as much as possible, especially during public hours. The SC-1 Corridor is also heavily used by staff for back of house access. Access to CLA-151 & CLA-152 should be maintained throughout construction. CLA-154 can be used for construction staging. Uninterrupted operation of the East Building Shop (EC-1A) during public hours shall be accounted for. Access from Lift (LF-2) at the Loading dock to the areas of construction utilizes staff corridors: CLB-8, CLB-20, EBI-1, EBI-17, Ramp CLB-4A and Elevator EF-1. On the EBI level, access should be maintained for staff at surrounding EBI corridors as well as adjacent telecom and electrical closets.
