This Space Rental Agreement, effective May 1, 2023, until September 30, 2027, formalizes the lease of approximately 268 square feet of Airside E Ramp Level space at Tampa International Airport by the Hillsborough County Aviation Authority to National Aviation Services, LLC. The Company will use the premises to support its ground handling services, as outlined in a separate "Basic Agreement". The agreement details monthly rent payments based on a square footage rate, subject to annual adjustments, and includes provisions for company obligations, maintenance, indemnification, insurance, environmental compliance, and operational procedures.

This Ground Lease Agreement between Hillsborough County Aviation Authority and Worldwide Aircraft Services, Inc. d/b/a Jet ICU grants the Company the right to lease approximately 2.4096 acres of unimproved real property at Tampa International Airport. The agreement outlines an initial term of twenty (20) years, commencing upon the satisfaction of specific conditions (latest being 18 months after the March 2021 Effective Date), with two optional five-year renewals. The leased premises are to be used for the construction, operation, and maintenance of a minimum 30,000 square foot hangar facility for air ambulance services. Financial obligations include annual ground rent, initially $75,572.64, subject to annual adjustments and fair market value resets, and a fuel flowage fee. The contract details extensive obligations for the Company regarding construction, maintenance, environmental compliance, and indemnification. T&Cs are provided in Exhibit B.
