The building footprint is anticipated to be approximately 80’ x 110’, with its longer side oriented along the north-south main street frontage to maximize visibility and access. \r a. Single story structure with concrete slab-on-grade. The exterior wall assembly will be wood framed with face brick on east and south faces and metal wall panel and brick wainscot on north and west faces. The roof assembly will be sloped engineered wood \r trusses to the west with EPDM roofing and scupper/ downspouts for storm water collection. \r b. 20 private offices, each measuring 10’ x 12’, all with operable windows to provide natural ventilation and daylighting. Ceiling heights will be 10’ throughout the office areas. \r c. A dedicated office for the Owner, located in proximity to a conference room to support leadership and team collaboration. \r d. Four restrooms strategically placed for accessibility and convenience. \r e. An office supply room equipped with countertops, storage cabinets, and space for a printer/copier. \r f. Centrally located mechanical rooms, situated near the restrooms and kitchen for operational efficiency. \r g. A shipping and receiving warehouse area, approximately 16’ x 36’. While a garage door is not required, a larger commercial double-door system will be necessary to facilitate deliveries and equipment movement. \r h. A dedicated storage room to accommodate excess materials and supplies. \r i. One interior safe room built to serve as a storm shelter – This room will be designed as a hardened space but will not comply with FEMA Storm Shelter requirements.
