The anticipated scope of work is a complete renovation, which includes selective removal of structural elements, removal of the entire roof and its supporting structure, upgrades to the foundation system, enhancement of the superstructure with additional steel and wood framing, construction of new elevators, erection of a penthouse structure featuring a club room and outdoor terrace, installation of a new stairway at the rear of the building, development of individual offices, meeting spaces, and supporting rooms inclusive of MEP, FP, FA, and Tel/Data systems, restoration of historical features such as stairs, fireplaces, doors, masonry façades, and windows, as well as improvements to the front yard, including granite and landscaping site improvements and the addition of an ADA-compliant ramp.
