The board addressed several zoning applications, including resolutions for memorialization for residential additions and site improvements at 28 Crestwood Drive, 366 Woodland Road, and 51 Lathrop Avenue. Under old business, an application for a swimming pool and patio at 7 Independence Court was withdrawn by the applicants. New business included hearing applications for a pool and retaining walls at 11 Harwood, a house addition at 53 Knollwood Ave., and a covered patio at 5 Highland Ave., with the latter being carried over to a future date. The meeting also included a discussion regarding the board's annual report.

The council meeting covered various updates, including the implementation of lead pedestrian signals at multiple intersections to improve safety. Commemorations were held for a tree city anniversary and community clean-up efforts. The mayor discussed a mock council meeting hosted for local scouts, the hosting of a town hall, and recognition for an Eagle Scout project involving a boardwalk. Additionally, the council presented proclamations and honors, including the designation of National Public Works Week and special recognition for a consulting partner's contributions to open space conservation. Reports were provided on the Downtown Development Commission, various upcoming community art center events, and the status of community pool maintenance and preparation for the upcoming season.

The Board focused on the memorialization of resolutions for minor subdivisions and site plan approvals for R&D Madison Urban Renewal LLC and Madison Housing L.P. Discussions also included refinements to the redevelopment plan for 3 Giralda Farms and a public hearing regarding the amendment of the Third and Fourth Round Housing Element and Fair Share Plan to comply with a court ruling affecting developable land inventory. Additionally, the Board reviewed and approved three ordinances concerning affordable housing development fees, the establishment of an affordable housing overlay zone, and policies regarding affordable housing administration.

The Zoning Board of Adjustment met to address several memorialization resolutions for property variance applications. These included approvals for a detached garage, driveway modifications, and accessory structure relief for a property on Wyndehurst Drive; the expansion of a rear deck, addition of roofed areas, and an outdoor fireplace for a property on Garfield Avenue; the installation of a brick paver driveway and air conditioning unit with screening on Sherwood Avenue; and a building addition and relocation of an air conditioning unit on Pine Tree Terrace.

The meeting included reports on Borough affordable housing developments and settlement agreements. The Executive Director provided updates on JIF insurance premium credits, proposed renovations to senior building restrooms, and the Authority's administrative role for the Summit Housing Authority. The Deputy Director discussed the upcoming Family Self-Sufficiency (FSS) graduation ceremony and staff attendance at the MTW Collaborative Conference. The Board passed several resolutions, including the payment of invoices, the award of contracts for financial auditing, legal services, and accounting services, the adoption of the 2027 fiscal year budget, and an agreement for professional architectural services.
