The meeting included several public hearings and reviews regarding zoning requests and site plans. Zoning agenda items involved multiple requests for re-zoning properties from agricultural and residential classifications to commercial or different residential densities. Planning agenda items included the review and approval of preliminary and final site plans for various developments, including the DEMCO facility, The Cotten House, B3J Properties at Pointe of Isle, Transmission Service Connection, Hey Sis Boutique, the South Live Oak Elementary multi-purpose building, the Juban Road small event venue, and a 4-H club facility.
The Commission held public hearings regarding three re-zoning requests. The first request was withdrawn by the applicant to provide additional documentation. The Commission approved the re-zoning request for Parcel #0174334 from C/I to R-2 and the re-zoning request for Parcel #0162305 from SNB to R-1, noting concerns from a neighbor regarding property access for the latter. Additionally, the Commission discussed the application of the one-year denial rule in relation to Planning Commission versus Council decisions.
The commission held a public hearing regarding the Final Site Plan for Harvest Church and subsequently approved the project. Additional approvals were granted for the Final Site Plans for Waffle House and the DEMCO project located on Magnolia Beach Road. Furthermore, the commission approved the 2nd Preliminary Plat for the Ashland Trace, 1st Filing development.
