The Village of Pinecrest's 2026 Comprehensive Development Master Plan update aims to fulfill State of Florida legislative requirements and reinforce core values. This plan serves as a foundational framework for community growth, focusing on preserving character and quality of life across land use, transportation, recreation, environmental sustainability, and infrastructure. Key elements include Land Use, Transportation, Housing, Public Facilities, Conservation, Recreation, Education, Intergovernmental Coordination, Capital Improvements, and Property Rights. This document outlines the engagement plan for the Comprehensive Development Master Plan Update (2026) for the Village of Pinecrest. The workshop addressed three main items: land development regulations, townhouses, and the US-1 corridor. The council discussed proposed amendments to land development regulations, including making recommendations of the Pinecrest Parkway plan mandatory for redevelopment of properties along the corridor. The council members also considered reducing parking requirements for businesses with freezer space and limiting the use of palm trees as street trees to encourage more shade and canopy trees. Additionally, there was a discussion about the potential for increased densities and intensities near transit stations.
