The board reviewed and approved a request for a tentative parcel map to subdivide an existing lot in Templeton into two separate parcels for sale or development purposes. The approval was subject to several revised findings and conditions, including adjustments for overhead high-voltage wires, construction specifications for Cayucos Avenue, and requirements for a trail easement along Toad Creek and the removal or bonding of accessory structures.

The commission addressed several land use and permit requests. Key actions included receiving and filing an emergency permit for Chevron regarding remediation equipment, granting a third time extension for a conditional use permit for a residential project on Happy Trails Road, and approving a vesting tentative tract map and conditional use permit for a cluster subdivision by Cypress Ridge L.P. Additionally, the commission approved a 30-unit apartment project proposed by People's Self Help Housing. Other items, specifically a proposal for a green waste composting facility and amendments to the Land Use Ordinance regarding flood hazard areas, were heard and continued to a future hearing date.

The Planning Department reviewed several requests for Minor Use and Coastal Development permits, including construction of a greenhouse, a new two-story single-family residence, the addition of a roof deck and detached carport to an existing residence, and the use of an existing residence as a vacation rental. Additionally, a Lot Line Adjustment request between two parcels was reviewed and approved.

The hearing addressed two main land use projects. First, a Minor Use Permit and Coastal Development Permit for a new single-family residence were approved with specific conditions regarding the use of exterior building materials and paint colors to ensure the structure blends with the natural setting. Second, a Minor Use Permit was granted to the Corral De Piedra Land Company for an outdoor storage yard, subject to conditions that limit truck traffic routes to ensure safe and appropriate site access.

The Planning Commission scheduled meeting was formally cancelled.
