The board reviewed a variance request for the installation of a fence at a residential property. The applicants proposed replacing an existing, dilapidated chain-link fence with a new split-rail fence to improve property aesthetics and enhance safety for their young children. Discussion involved details of the property layout, the intention to integrate the new fence with an existing neighboring fence, and the recent planting of arborvitae trees to provide privacy and screening. The applicant provided site plans and measurements to confirm the proposed fence placement, and the board verified that the new fence would follow the existing footprint without encroaching into the right-of-way.
The board considered two zoning variance applications. The first involved a property on Fairlam Avenue, where the owner requested a variance for the reconstruction of a front porch and deck to replace an unsafe existing structure, including specific requests to maintain the non-conforming status and set-back dimensions, along with conditions regarding enclosure and utility usage. The second case concerned a property on Eastford Road, where an architect presented a request for variances to permit the construction of a detached garage larger than allowed by current regulations, specifically regarding square footage, height of the garage door, and size limitations relative to the principal residence.
The board addressed several zoning applications. An application regarding a property on E. Manoa Road was withdrawn. The board approved variances for a front porch and deck reconstruction at 22 Fairlamb Avenue, subject to specific conditions on utilities, enclosure, and stormwater management. A request for variances regarding a garage and accessory storage building at 812 E. Haverford Road was denied. Finally, a variance allowing a fence in a front yard at 1300 Bon Air Terrace was approved with conditions.
