The board reviewed two primary applications for variances and special permits. The first application involved an addition and deck extension at 34 Mountain Drive, which required an area variance for a setback encroachment and a special permit for enlarging a non-conforming structure; the board voted unanimously to approve these requests. The second application concerned a 280-square-foot addition and a 120-square-foot covered porch at 147 J Cox Road, which also involved a non-conforming guest house. The discussion covered the project's impact on the neighborhood, the necessity of the variance, and potential environmental factors related to the property's location within a watershed.
