This Final Report details the revision of several elements of the Long Hill Township Master Plan and associated Land Use Ordinances, funded by an ANJEC grant. The plan focuses on bringing smart growth by incorporating green building techniques, fostering pedestrian-friendly commercial areas, and conserving natural resources. Key areas of focus include transforming the Valley Road corridor into a vibrant, accessible, and environmentally sound commercial and recreational hub; preserving the low-density, semi-rural character of the Meyersville Hamlet while promoting it as a gateway to the Great Swamp; and strengthening environmental protection through best management practices, stormwater management, tree preservation, and open space acquisition.

The 2023 Master Plan for the Township of Long Hill provides a comprehensive roadmap for future development and investment over the next decade. It aims to promote responsible growth by preserving environmental assets, protecting existing neighborhoods, and revitalizing commercial areas. Key strategic pillars include mitigating natural hazards, enhancing economic vitality, ensuring appropriate land use, preserving open space and recreation, improving circulation, promoting historic preservation, optimizing utility services, conserving natural resources, and advancing green building and sustainability initiatives. The plan seeks to ensure a sustainable and attractive future for the community.

This document is a Reexamination Report of the Master Plan and Development Regulations for the Township of Long Hill, adopted in 2003. It reaffirms the core goals of the 1996 Master Plan, which center on preserving the Township's rural and low-density residential character, protecting natural resources, and ensuring compatible development. The report provides specific recommendations for adjustments to land use, housing, circulation, utility services, storm water management, community facilities, recreation, conservation, historic preservation, and recycling to guide future planning and development.

This Master Plan Element for the Meyersville Hamlet outlines goals and recommendations for its future development. The plan prioritizes preserving the hamlet's low-density, semi-rural character by regulating commercial development and streetscape improvements, and establishing specific zoning standards. Key objectives include enhancing the visual appeal of businesses, improving safety at the Meyersville Circle, fostering community cooperation, and promoting environmental best practices. Additionally, it aims to support live/work units, highlight Meyersville as a gateway to the Great Swamp National Wildlife Refuge, and ensure safety for recreational bicyclists, all while maintaining the area's unique identity.

This document, the Downtown Valley Commercial District (B-D) Element of the Master Plan for the Township of Long Hill, aims to reexamine and recommend changes for the district. It envisions a vibrant, pedestrian-friendly hub of community activity, an economically sustainable commercial center, and a regional magnet. Key focus areas include zoning modifications, attracting quality businesses, community enhancements, environmental improvements, roadway redesign, architectural standards, and fostering downtown recreation and leisure activities.
