The Board discussed and approved a petition for a site plan review and variances for a covered front porch at 1315 First Avenue, citing pre-existing non-conforming lot conditions as a hardship. Additionally, the Board paid tribute to a deceased former member and addressed scheduling adjustments for the next meeting to ensure it does not conflict with election day.

The Zoning Commission discussed a proposed 10-unit residential development at 2803 Broadbridge Avenue. The meeting included a presentation by the petitioner regarding the site plan, which involves a mix of new detached homes and the existing structure. Residents voiced significant opposition, citing concerns about traffic safety, speeding, lack of sidewalks, potential negative impacts on sewer capacity and water pressure, loss of privacy, and construction noise. The commissioners questioned the developer regarding stormwater management and compliance with zoning regulations.
The board discussed ongoing infrastructure projects, including the treatment plant perimeter flood wall project, which is currently delayed due to pending engineering authorization, and the storm water project, involving pipe lining and design report review. The board approved sewer connection requests for two additional dwelling units at 56 Stony Brook Road and a three-family home project on Stony Brook Road. Additionally, the meeting addressed plant capacity, the impact of wet weather on inflow and infiltration, and long-term planning strategies in relation to projected developments, including the Army engine plant site.
The meeting was a special joint session involving the Straford Town Council, Planning Commission, Inland Wetlands and Water Courses Commission, and Traffic Authority. The primary agenda item was a presentation regarding the master plan for the former Straford Army Engine Plant. The presentation covered the project's vision, which includes waterfront development, park space, recreation, and mixed-use opportunities. Updates were provided on the site's remediation progress, including asbestos abatement, demolition, and plans to raise site elevation out of the floodplain. The team also discussed their community engagement approach and outlined the future regulatory and land-use process for the site.
