The council discussed updates and amendments to the Unified Development Ordinance (UDO). Key topics included the removal of the ADU section, changing the permitting status of townhomes from 'by right' to 'conditional,' and discussions on setting dimensional requirements for townhomes to prevent subdividing into smaller units. There was an extended debate regarding the need for a comprehensive audit of the UDO to address deficiencies, errors, and missing sections, with the planner agreeing to provide such an audit over several months. Additionally, the council discussed the potential establishment of an Architectural Review Board (ARB) to ensure aesthetic continuity in new developments, and questions were raised regarding sign ordinance amendments and impervious surface requirements for residential lots.
The commission reviewed a special exception application for a proposed restaurant, bar, and entertainment venue located at 109 Brushy Creek Road. Primary discussion topics included the results of a traffic impact study, potential modifications to the concrete median on Brushy Creek Road, and concerns regarding traffic safety and congestion. Residents voiced objections related to the validity of the traffic analysis, potential noise disturbances, and the compatibility of the proposed use with the surrounding residential area. The board and city staff deliberated on site access requirements and the need for further coordination with the Department of Transportation.

City of Easley Board of Zoning Appeals Minutes
The board reviewed two primary agenda items. The first item involved a special exception application for a restaurant and bar, which resulted in a motion to deny the request after considering public concerns regarding traffic and noise. The second item involved a variance request to exceed signage height and area requirements; the board moved to table this request to allow for the submission of an alternative proposal.
