Replacement of seven existing TPO and EPDM roof areas (courtyard, 4th floor main roof, lobby roof, both stair towers, elevator tower, and stair penthouse) down to the deck, including deck repairs, new wood blocking, polyisocyanurate insulation, a fully adhered KEE/PVC membrane, extended flashing at curbs and vents, new sheet metal (counter flashings, copper gutters/downspouts), and new metal parapet caps, along with a new chimney cap, removal of scupper grates, new overflow scuppers, and possible new primary scupper components. Facade work in the 4th floor courtyard includes removing red coating from masonry, tuckpointing an assumed 70% of mortar joints, sealant work at parapet capstone head joints, spalled brick replacement, salvaging brick for future attic stock, inspecting/repairing one steel lintel with possible replacement and flashing, and installing a new structural steel parapet wall support system.
