Structural Improvements

The project consists of structural improvements to the floor system and roof system. The work also includes two new ADA compliant restrooms and one ADA compliant shower. The project includes new offices, new electrical and associated lighting systems, new stairs at the alley and new stair enclosure for the basement. 2. The scope also includes a series of bid alternates; they may be accepted in no particular order. As an alternate it includes removing the existing roof membrane and any insulation down to the wood decking. The scope includes replacing rotted decking, installing a new TPO roofing system (fully adhered) with associated insulation and products. Contractor shall provide manufacture roofing warranty as specified and workmanship warranty. Alternates also include new electric service, new HVAC systems on first floor, basement and 2nd floor. New smoothie drink area with plumbing fixtures and cabinets. New improvements to the alley facade.
