Summary
1. All popcorn on ceiling to be removed completely to surface of sheetrock. All cracks, broken, soft spots in sheetrock/studs must be replaced. Walls and ceiling must be textured and painted after all repairs (No spraying allowed to texture ceiling). a. Install smoke alarms in all bedrooms and one common area (near living room and kitchen area at hallway entrance). 2. All floor tiles must be removed in unit completely including water heater closet and pantries. All base trim removed and replaced with colonial base trim, caulked top and bottom, and painted. Kitchen cabinets on bottom must be finished with ¾ round trim or caulked properly. 3. Install complete door units and hardware to replace all damage interior/exterior door unit. All door/trims must be painted and caulked. Front and rear door combos must be replaced when damaged and advised by maintenance supervisor. 4. Replace all old and damage light fixtures, (inside/outside) all outlets cover, and no wires can be exposed. 5. All windows must work properly if inoperable/ damaged you must replace and secure entire window components. 6. Kitchen faucets must be replaced, including strainers, P-trap, cut-offs, and supply lines. Damage cabinets must be repaired or replaced and have all hardware, endcaps in place, and painted as required. 7. Storage rooms ceilings and walls must be replaced if damage and painted. Floor must be cleaned with no damage to its foundation. Door must have proper hardware. 8. Remove and install new utility washroom – washing machine outlet box with faucets. 9. Damage or rusted rangehood must be replaced. 10. Unit floor tile must be buffed and waxed.
