Work includes a roof replacement, but is not limited to the removal and replacement of the existing roof system down to the supporting structural members.

Licensed roofing contractors for the removal and replacement of an existing roof system. The contractor shall perform the following services: Removal of Existing Roofing System - Remove existing roof system, any insulation, flashing, and associated materials down to the deck. Properly dispose of all waste materials in compliance with local/ state regulations. Roof Deck Inspection and Repair. Inspect existing roof decking for damage once the roof system has been removed. Provide an allowance for decking repair as a per SF replacement. Replace damaged decking with materials matching existing specifications or as otherwise approved by the owner. Installation of New Roofing System - Install new 60-mil TPO Black Roofing Membrane. Install 1i: TPO-compatible insulation (or coverboard if required) to achieve proper substrate and warranty requirements. Install all necessary flashings, terminations, and accessories per manufacturer specifications, Ensure installation meets or exceeds manufacturer and industry standards for TPO roofing systems. Metal Parapet Caps - Supply and install Black Metal Parapet Caps on all parapet walls. Fabricate caps to ensure watertight fit, continuous coverage, and proper attachment. Include ail necessary closures, fasteners, sealants, and anchoring components. Gutter and Downspout System - Install new 6" Black Gutters along designated roof edges. Install new matching Black Downspouts sized appropriately for drainage requirements." Ensure proper slope, fastening, and connection to drainage paths. Ensure gettering is installed behind the roofing drip edge.
